1. About these terms
These Terms of Service ("Terms") are an agreement between Sketchish Designer LLP (LLPIN AAK-7414, GSTIN 24ADMFS3257J1ZQ), registered office A-1103, Orchid Paradise, South Bopal, Ahmedabad, Gujarat ("Plainroof", "we", "us"), and the housing society, association or person using Plainroof ("you").
By using plainroof.com or the Plainroof apps, you agree to these Terms and to our Privacy Policy. If you accept these Terms for a society, you confirm that its managing committee has authorised you to do so. This document is an electronic record under the Information Technology Act, 2000 and needs no physical or digital signature.
2. The service
Plainroof is software that helps housing societies manage members, bills, receipts, expenses, approvals, meetings, complaints and records. The society chooses which modules to switch on. Core is included with every module. There is no free plan.
During early access, some features may change, be added or be removed. We will tell you before we remove a feature you use.
3. Accounts and access
- Only people invited by the society can sign in. Each person signs in with their own mobile number; do not share sign-in codes.
- The society decides who has which role (for example Treasurer, Secretary, Estate manager) and keeps those roles up to date with its committee resolutions.
- You are responsible for everything done under your account. Tell us at once if you suspect misuse.
4. The society's responsibilities
- The data you add must be accurate and you must have the right to add it, including members' consent where needed.
- Decisions remain the society's own: who to bill, how much, which payment to approve, and what to send to members. Plainroof records and supports those decisions; it does not make them.
- You remain responsible for complying with the laws that apply to your society, including the Gujarat Co-operative Societies Act, 1961 or other applicable law, your bye-laws, and tax laws.
5. Money and payments
Plainroof does not hold or receive the society's money. Maintenance and other dues are paid by members directly to the society's bank account. Plainroof records those payments, matches them and issues receipts on the society's behalf.
Plainroof does not charge members any convenience fee for paying their dues.
6. AI features
Some features use AI, for example to read documents or draft notices. AI can make mistakes. Everything AI prepares is labelled and must be checked and approved by a person before it is used. You are responsible for what you approve.
7. Fees and billing
- First month free: a new society pays nothing for its first month after going live. Fees start from the second month only if the society chooses to continue.
- Fees for each module are as agreed in writing with your society (quotation or order form). Prices are given on request.
- Fees are billed in advance for the agreed period, in Indian rupees, plus GST as applicable.
- Invoices are payable within 15 days. If fees remain unpaid 30 days after the due date, we may suspend paid modules after giving notice; your data stays safe and readable.
- Refunds and cancellations follow our Refund and Cancellation Policy.
8. Acceptable use
You must not:
- use Plainroof for anything unlawful, fraudulent or harmful;
- upload content that is false, defamatory, obscene, or that infringes someone's rights;
- try to access another society's data, break security, or overload the service;
- copy, resell or reverse-engineer Plainroof.
9. Your data
The society owns its data. We use it only to provide Plainroof, as set out in the Privacy Policy. You can export your society's records at any time. If you stop using Plainroof, we keep the data available for export for 90 days, after which it is kept or erased as the society instructs and the law allows.
10. Our intellectual property
Plainroof's software, design, name and logo belong to Sketchish Designer LLP. You get a limited, non-transferable right to use Plainroof while you are a customer. Nothing in these Terms transfers ownership to you.
11. Availability and support
We work to keep Plainroof available at all times, but there may be planned maintenance or unexpected outages. We will give advance notice of planned maintenance where we can. Support is available by email on working days.
12. Disclaimers and limitation of liability
Plainroof is provided "as is". We do not promise that it will be free of errors. To the extent the law allows:
- we are not liable for indirect or consequential losses, such as loss of profit or reputation;
- we are not liable for decisions taken by the society or its committee, or for content added by users; and
- our total liability for any claim is limited to the fees the society paid us in the 12 months before the claim.
13. Indemnity
You agree to compensate us for losses caused by your breach of these Terms or of the law, or by data you added without the right to do so.
14. Suspension and ending
You may stop using Plainroof at any time as set out in the Refund and Cancellation Policy. We may suspend or end access if these Terms are seriously breached, after notice where possible. Sections on data, liability, indemnity and law continue after the agreement ends.
15. Law, disputes and jurisdiction
These Terms are governed by the laws of India. We will first try to resolve any dispute through good-faith discussion within 30 days. If that fails, the dispute will be referred to a sole arbitrator under the Arbitration and Conciliation Act, 1996, seated in Ahmedabad, in English. Subject to this, the courts at Ahmedabad, Gujarat have exclusive jurisdiction.
16. Changes and contact
We may change these Terms. We will give society admins at least 30 days' notice of important changes. Continuing to use Plainroof after that means you accept the new Terms.
